The gardens of this 18th-century colonial home have evolved over the past 35 years.  The house was originally part of Kingsland Farms, which was sold in 1986 when it was moved from its location directly on Mudge Pond Road to a hill overlooking the pond.  Ebenezer Mudge had built the front part of the house, and for many years, it had been a working dairy farm owned by the Hart family.  The site was barren except for a few trees and field grasses.

 Ann partnered with Judy and Pat Murphy of Old Farm Nursery in Lakeville, CT, to design the gardens in a way that settles the house into the hillside and takes advantage of pond and hill vistas. 

 This lovely place has everything - a formal boxwood planted entrance, pergolas covered by wisteria, a terrace garden overlooking the lake with a long perennial border and formal herb garden, a semi-circular lawn terrace surrounding an elegant conservatory, a hillside meadow garden overlooking the lake with bluebells in spring,  and grasses and daylilies in summer, a grass walk in the fields above the property, stone walls and a newly replanted boxwood allee, an extraordinary pool house and pool surrounded by perennial shrubs and long border of little quickfire hydrangeas.  It is a place of joy and beauty.
